How Denver’s Expansive Soils Impact Foundation Stability

Protecting Your Home from Denver’s Expansive Soils

Denver’s clay-rich soils present a unique challenge for homeowners. These soils have a high shrink-swell potential, expanding when wet and contracting or consolidating when dry. This potential movement puts immense pressure on foundations, leading to cracks, heaving, and settlement. Understanding how expansive soils affect your home’s foundation and what you can do to prevent damage can save you thousands in costly repairs.

The Science Behind Expansive Soils in Denver

Expansive soils contain clay minerals, which absorb and hold water. When saturated with rain or snow melt, the clay may swell, pushing against foundation walls and slabs. During dry periods, the soil can shrink, creating voids that may result in foundation uneven settlement.

A 2014 study showed that nearly half of the Denver region has unstable soils prone to movement, making foundation damage a common issue for homeowners.

Common Foundation Problems Caused by Expansive Soils

If your home sits on expansive soil, you may notice:

✔️ Cracks in walls, ceilings, or floors
✔️ Uneven or sagging floors
✔️ Doors and windows sticking or misaligned
✔️ Gaps between walls and baseboards
✔️ Tilting or bowing basement walls

These signs indicate foundation movement due to soil expansion and contraction. Read more about detecting signs of foundation damage in your home.

About Ram Jack

Ram Jack is a family-owned business that began operations in 1968, in Ada, OK, where we currently source our piers and brackets. Back then, concrete piering was the original repair method used simply because it was the only technology available at the time. Over time, it became evident that concrete piers did not provide long-term stabilization of foundations and only provided a short-term warranty period. To guarantee the highest grade of customer satisfaction, a greater solution needed to be found.

The Ram Jack owners embarked on a research program to develop a foundation repair system to stand the test of time. The U.S. Patent and Trademark Office first issued a patent to Ram Jack for its foundation repair system in 1985. Over the next few years, additional refinements and patents have followed, resulting in the strongest patented system in the industry. Ram Jack driven pilings are ICC-ES recognized (International Construction Code—Evaluation Services). Ram Jack is one of only two ICC-ES recognized foundation repair companies in the industry. Ram Jack’s products meet or exceed code requirements set down by ICC-ES for both commercial and residential properties.
