Historic Homes in Denver: Foundation Challenges & Solutions

Preserving Denver’s Historic Home Foundations

Denver’s historic neighborhoods, including Capitol Hill, Baker, and Park Hill, are home to stunning early 20th-century architecture. These charming homes have aging foundations, brickwork, and stone basements that often need specialized maintenance and repair. Understanding historic home foundation challenges and how to preserve them helps homeowners protect their property for generations.

Foundation Challenges in Denver’s Historic Homes

Older homes in Denver often have:

✔️ Brick or Stone Foundations– Unlike modern concrete foundations, brick and stone foundations are more porous, making them susceptible to moisture damage, cracking, and shifting over time.
✔️ Shallow Footings– Many historic homes were built before modern building codes, meaning their foundations may not extend below Denver’s frost line, leading to movement and settlement issues.
✔️ Expansive Soil ProblemsDenver’s clay-rich soil expands and contracts with moisture changes, which can cause foundation cracks and instability.
✔️ Basement Water Intrusion– Older drainage systems often fail, allowing water seepage into stone or brick basements, leading to mold growth, structural weakening, and poor indoor air quality.

Preservation Tips & Foundation Repair Strategies

🏡 Routine Inspections– Regularly check for cracks, moisture buildup, and uneven flooring to catch early signs of foundation problems.
🏡 Improve Drainage– Installing proper grading, gutters, and French drains can redirect water away from the foundation, reducing the risk of settlement and water damage.
🏡 Reinforce the Foundation– Solutions like helical piers can stabilize shifting foundations by anchoring them into deeper, stable soil layers.
🏡 Seal & Waterproof Basements– Applying exterior waterproof membranes and installing sump pumps can help protect historic basements from flooding and water intrusion.

About Ram Jack

Ram Jack is a family-owned business that began operations in 1968, in Ada, OK, where we currently source our piers and brackets. Back then, concrete piering was the original repair method used simply because it was the only technology available at the time. Over time, it became evident that concrete piers did not provide long-term stabilization of foundations and only provided a short-term warranty period. To guarantee the highest grade of customer satisfaction, a greater solution needed to be found.

The Ram Jack owners embarked on a research program to develop a foundation repair system to stand the test of time. The U.S. Patent and Trademark Office first issued a patent to Ram Jack for its foundation repair system in 1985. Over the next few years, additional refinements and patents have followed, resulting in the strongest patented system in the industry. Ram Jack driven pilings are ICC-ES recognized (International Construction Code—Evaluation Services). Ram Jack is one of only two ICC-ES recognized foundation repair companies in the industry. Ram Jack’s products meet or exceed code requirements set down by ICC-ES for both commercial and residential properties.
