Understanding the Problem: Why the Porch Was Sinking

After an assessment, we identified the likely culprit: years of watering the nearby planter had caused the supporting soil beneath the porch to consolidate, leading to the porch slab and support posts sinking. Bushes and plants lined the area directly in front of their higher elevated porch. The customer called us for help after noticing the porch’s uneven surface and structural concerns.

Why Poly Injection Alone Wasn’t Enough

Because of the porch’s covered design and the placement of a support post directly on the slab, traditional solutions like Poly Injection or Mudjacking alone weren’t viable. These methods might have lifted only the area near the house without providing the comprehensive, long-term support the structure needed. We suggested installing a few piers in the repair plan to fully support the sinking porch in addition to Poly Injection.

Customized Solution: Helical Piers and Poly Foam for Long-Term Stability

To restore the porch to its original elevation and ensure its stability, Ram Jack of Colorado implemented a multi-step approach:

  1. Removing the Planter
    The first step was removing the planter to gain access for the necessary repairs.
  2. Installing Helical Piers
    We installed three helical piers strategically to lift and stabilize the porch. These piers are specifically designed to support structures long-term, even in shifting soil conditions.
  3. Distributing the Load
    Based on the recommendation of the engineer of record, we used 3-foot-wide sections of angle iron at each pier to distribute the weight of the porch evenly. This precaution minimizes the risk of future cracking in the concrete slab.
  4. Filling the Voids with Poly Foam
    After recovering the porch’s original elevation with the piers, we injected poly foam to fill the voids beneath the slab. This step ensures the concrete is fully supported and eliminates any potential weak points.

Restoring the Sinking Porch to Its Original Elevation

The porch was lifted to its original elevation, restoring its functionality and aesthetics. With the helical piers and poly foam in place, the structure is now stable and ready to withstand the test of time.
