Addressing Settlement Issues in Sterling Ranch

Ram Jack of Colorado recently undertook a challenging project in the new Sterling Ranch subdivision, located south of the Denver Metro Area. A Home Warranty Company approached them with a request to address settlement issues in a 1,500 sqft, 2-story townhome completed in early 2023. The primary concern was to recover up to 3 1/8 inches of settlement, particularly focusing on the garage area where the slab floor had noticeably settled.

Innovative Solutions

The project encountered logistical hurdles due to limited access between the city street, and location of the electric and gas utilities. To mitigate this, Ram Jack of Colorado devised a solution: installing all garage area piers from inside the garage, necessitating the removal and replacement of the slab floor. This approach not only addressed the settlement issue but also provided an opportunity to rectify the garage floor’s settling, thereby offering additional value to the customer.

Helical Pier Installation: Ensuring Structural Stability

In total, Ram Jack of Colorado installed 22 Helical Piers, each with a final depth averaging 15 feet. These piers were 2 7/8 inches in diameter, equipped with an 8-inch helical disc configuration, paired with a 4-foot guide sleeve, and a side load underpinning bracket. The engineering specifications mandated a working load of 25 Kips for each pier, ensuring structural stability and integrity.

Precise Lifting Procedure

A meticulous approach was adopted during the lifting process. Hydraulic jacks and manifolds were utilized to recover the settled foundation. The advantage of hydraulic manifolds lay in their ability to monitor the pressure of each individual jack. This allowed for precise adjustments, ensuring that the home could be uniformly recovered without overstressing or over-raising areas with varying loads.

Exceptional Results: Successful Stabilization and Settlement Recovery

Upon completion of the lifting process, final elevations of the foundation were recorded. The maximum practical recovery of the foundation resulted in a differential of no more than 1/2 inch across the entire home’s foundation. Furthermore, all visible foundation crack separations had closed, signifying a successful stabilization and settlement recovery endeavor by Ram Jack of Colorado. This project underscored the company’s expertise in addressing complex foundation issues while delivering exceptional results to the homeowners.

Ram Jack is a family-owned business that began operations in 1968, in Ada, OK, where we currently source our piers and brackets. Back then, concrete piering was the original repair method used simply because it was the only technology available at the time. Over time, it became evident that concrete piers did not provide long-term stabilization of foundations and only provided a short-term warranty period.
